Pattaya's co-working scene has grown significantly since the DTV visa launched in 2024, bringing more long-stay remote workers to the Jomtien and Bang Saray area. The infrastructure is no longer at Chiang Mai's level of co-working density, but quality spaces with reliable gigabit fibre, air conditioning, private offices, and meeting rooms are available across the Pattaya area. This guide covers what is available by neighbourhood and what to expect.
Jomtien and South Pattaya
Jomtien is Pattaya's nomad-friendliest neighbourhood and has the highest concentration of co-working options. Most operate 08:00–22:00 Monday–Saturday, some with 24/7 access for key members. Look for spaces on and near Jomtien Beach Road and the sois running east from it. Typical pricing: hot desk ฿300–฿600/day, monthly hot desk ฿2,500–฿5,000, private office ฿5,000–฿12,000/month. Gigabit fibre symmetric connections are standard in quality Jomtien spaces. Many Jomtien co-working operators also provide address services useful for TM30 registration for nomads in short-term accommodation.
Central Pattaya
Central Pattaya's co-working options tend to be larger, often associated with business centres or serviced office providers. Meeting rooms with AV equipment are more consistently available here than in Jomtien's smaller spaces. Pricing is typically 20–40% higher than Jomtien for equivalent desk type. If client meetings are a regular requirement, a Central Pattaya business centre can provide a professional address and meeting facility that a Jomtien café-style space may not.
Bang Saray
Bang Saray's co-working options are limited but growing. One or two café-based work spaces with reliable fibre operate in the village — informal but functional for solo work. Serious remote workers in Bang Saray often work from condo setups with direct AIS or True fibre service. The advantage of Bang Saray's internet infrastructure is that in-building fibre at most condo developments since 2020 provides 300Mbps–1Gbps symmetric connections for ฿500–฿1,000/month — making dedicated co-working spaces less necessary than in locations with poor residential internet.
Internet infrastructure across Pattaya
AIS Fibre and True Online both offer residential and small business gigabit connections throughout the Pattaya area. Coverage maps show near-complete fibre penetration in Jomtien, Central Pattaya, Wongamat, Pratumnak, Naklua, and most of East Pattaya. Bang Saray reached good coverage in 2022–2023. Monthly residential fibre: ฿499–฿999/month for 100–1,000Mbps plans. For remote workers, residential internet quality in Pattaya makes the decision between working from condo vs. co-working a personal preference rather than a necessity.
Café working culture
Jomtien's growing independent café scene provides an alternative to dedicated co-working spaces. Several cafés explicitly welcome laptop workers with good WiFi, ample power points, and relaxed seating policies for multi-hour stays. The best café work spots in Jomtien cluster around the beach end of the major sois (Soi 5–8 area) and along Jomtien Second Road. Spending ฿150–฿300 on drinks and food per session is the understood social contract. These cafés are social as well as functional — they are where Pattaya's nomad community informally networks.
What to look for in a Pattaya co-working space
- Internet: Ask for a Speedtest screenshot during a busy period — not just the quoted speed. Latency to Singapore (for Asian client servers) below 30ms is good.
- Backup power: Thailand has occasional power outages, especially during storms. UPS backup and generator coverage for at least 30–60 minutes matters for call-heavy workers.
- Noise: Some Pattaya co-working spaces are in tourist-facing buildings with noise from adjacent businesses. Visit before committing to a monthly membership.
- Air conditioning: Non-negotiable in Pattaya's climate. Confirm the AC system is maintained — some smaller spaces have units that struggle in the 35–38°C heat season.
