Current category criteria
BOI currently publishes four principal LTR categories. These are the headline rules verified on 1 August 2026; the official criteria and category checklist control any application.
- Wealthy Pensioner: age 50 or older with at least USD 80,000 a year in unearned or passive income at application. Applicants with at least USD 40,000 but below USD 80,000 must also hold at least USD 250,000 in qualifying Thai investment.
- Wealthy Global Citizen: at least USD 1 million in global or Thai assets and at least USD 500,000 already invested in qualifying Thai government bonds, Thai companies, or Thai property.
- Work-from-Thailand Professional: average personal income of at least USD 80,000 a year over the previous two years, or at least USD 40,000 with BOI's additional qualification evidence. The foreign employer must meet BOI's listed-company or operating-history and revenue test.
- Highly-Skilled Professional: a contract with a qualifying entity in a targeted industry or proof of expertise in a BOI-specified field, plus the applicable income evidence. Thai government-agency employees are exempt from the minimum personal-income requirement.
Every condition must be maintained during the visa, including qualifying investment, employment, bank balance, and health coverage.
Personal documents: one current example
BOI publishes separate required-document PDFs by category. Its Wealthy Pensioner checklist dated 6 November 2025 requires:
- a current passport with at least 6 months' validity and at least 2 blank pages, uploaded with the biodata page and pages carrying Thai immigration stamps;
- a recent passport photo on a white background, in formal or business attire;
- the Thailand Digital Arrival Card for entry after 1 May 2025, or the paper T.M.6 where the checklist says it still applies;
- certified or notarised English or Thai translations when originals are in another language; and
- the category's required income, investment, and health evidence.
A police verification letter or Thai police certificate is listed as an additional document requested case by case, not as a universal document that every applicant must upload at the start. The foreign verification letter must be no older than 3 months when requested.
Wealthy Pensioner evidence
The current checklist accepts official tax returns, pension evidence supported by the past 12 months of bank statements, or specified dividend records as examples of passive-income proof. Salary, director's fees, allowances, and other employment or self-employment income are not accepted for this category.
For the lower income-plus-investment route, BOI lists qualifying Thai government bonds, direct investment in Thai companies, and Thai property, with detailed evidence requirements for each asset type.
Health evidence is not insurance only
BOI permits one of three routes for a principal applicant:
- health insurance covering hospitalisation and medical treatment in Thailand for at least USD 50,000; the current Pensioner checklist requires at least 10 months of coverage remaining;
- valid Thai Social Security benefits covering hospitalisation and medical treatment; or
- at least USD 100,000 held and maintained in the applicant's bank account for at least 12 months when applying.
The insurance amount is minimum medical coverage, not the price of a policy. The current checklist says travel insurance and life insurance without health insurance are not accepted.
Application and decision window
- Create an account and submit the qualification-endorsement application and supporting documents through the official LTR system.
- BOI checks completeness and may request missing or additional evidence. The official timeline says a request left unanswered for 30 days may lead to rejection.
- Once complete and valid documents are registered, BOI says applicants are notified of the endorsement result within 20 working days. Additional document requests can make the process longer.
- After approval and pre-approval, the endorsement letter must be used for visa issuance within 60 days of its issue date.
BOI states that it does not charge for qualification endorsement. Visa-issuance fees and any optional paid application service are separate.
Dependants and annual reporting
A spouse and children under 20 may qualify as dependants, with a maximum of 4 dependants for one LTR holder. Each dependant creates a separate account and the main applicant links and approves the request in the system. BOI also lists separate health or maintained-deposit evidence for dependants.
The immigration privilege is 1-year reporting instead of the ordinary 90-day schedule. This is an immigration reporting duty, not an undefined annual BOI filing.
