The honest under-฿5,000/year answer

There is exactly one pathway that costs under ฿5,000 per year in total visa compliance overhead, and it requires that you qualify: the Destination Thailand Visa (DTV), amortised across its five-year validity. Everything else — tourist visa runs, ED language school, tourist eVisas cycled repeatedly — costs more once you add it all up honestly. We will show the maths for each option so you can verify this yourself.

DTV amortised: the ฿2,200/year calculation

The DTV is a five-year multiple-entry visa issued by Thai embassies. The one-time fee is approximately ฿11,500 (equivalent to $315 USD at 2026 exchange rates — confirm the exact baht amount at your nearest embassy as it varies slightly by country). Once issued, each entry permits 180 days in Thailand. You can extend that 180-day stay by one further 180-day period at Jomtien Immigration for ฿1,900.

Amortisation calculation for a minimal-stay nomad:

This is well under ฿5,000. No insurance is mandated by DTV. No minimum bank balance is required to be permanently frozen in a Thai account (though you need to show ฿500,000 — roughly $14,000 USD — in savings or freelance income evidence at the embassy application stage; the money is not locked in Thailand).

Tourist visa runs: why they cost more

The popular alternative: fly out to a neighbouring country every 60–90 days, collect a fresh entry, repeat. The maths on a Pattaya-to-Penang or Pattaya-to-Vientiane run:

At four runs per year (common for those trying to stay 10+ months), total cost: ฿16,400–40,000. This blows past the ฿5,000 ceiling in the first run alone. Even at 30-day visa-exempt entries (available to some nationalities), 12 border runs per year to stay continuous runs ฿50,000+ in travel. The DTV is definitively cheaper for anyone who qualifies.

ED visa: does it fit under ฿5,000?

No. A legitimate ED visa at an MOE-accredited language school in Pattaya or Jomtien costs:

There are cheaper advertised ED packages online. Avoid them — MOE enforcement has tightened significantly in 2025–2026, and non-accredited school extensions are being rejected at Jomtien. The ฿18,000 minimum represents genuine compliant schooling with attendance requirements.

Pattaya-specific tips for DTV holders

Jomtien Immigration extensions: DTV 180-day extensions are processed at Jomtien Immigration on Thappraya Road. Queue arrives from 07:30. Bring TM7 form (downloadable from immigration.go.th), copy of passport data page and latest entry stamp, TM30 confirmation printout, one passport photo 4×6cm white background, ฿1,900 cash. TM30 compliance: Your landlord must file TM30 — your address report — within 24 hours of your arrival at any accommodation. Extensions are refused if TM30 is not on file. Tax residency and the 179-day strategy: If you want to avoid Thai tax residency entirely, plan your stays to total 179 days or fewer per Thai tax year (January–December). Re-entry permits: DTV holders who have used the 180-day extension need a re-entry permit (฿1,000 single / ฿3,800 multiple) from Jomtien before leaving Thailand or the extension is cancelled on departure. Do not skip this step.
