We are not lawyers — for legal matters we refer to qualified Thai immigration lawyers in our professional network. What we do is handle the practical, day-to-day immigration management that long-stay Pattaya residents encounter: Jomtien extension preparation, document verification, TM30 resolution, and visa category guidance. This page describes our service range and typical fees.

Jomtien extension preparation

We prepare the complete document pack for your Non-O retirement, marriage Non-O, DTV, or ED extension at Jomtien Immigration Office. Service includes: document checklist review, bank letter timing coordination, TM30 verification, form completion (TM7), photo specification check, and a pre-submission review call. We do not attend Jomtien with you unless arranged as a separate accompanied service — but most clients find pre-prepared documents means their visit completes in 90 minutes without any counter rejection. Fee: ฿1,500–฿3,000 depending on visa type and document complexity.

Every new enquiry receives a free 15-minute consultation — by WhatsApp voice, video call, or in-person in Pattaya. In this time we identify your correct visa category, flag the financial evidence requirements, and tell you the next concrete action step. No commitment required.

Visa category assessment

For clients who are unsure which visa route is appropriate — particularly people who qualify for multiple categories (DTV, retirement Non-O, marriage Non-O, or LTR) — we provide a written visa category analysis with options ranked by suitability. This covers your specific financial position, age, nationality, income sources, Thailand plans, and immigration history. Fee: ฿2,000–฿4,000. Delivered within 3–5 working days of receiving your information.

TM30 resolution

TM30 problems — landlord refusal to file, outdated records, address mismatches — are the most common cause of Non-O extension and 90-day report failures at Jomtien. We help resolve TM30 issues by advising on the correct filing process, drafting communication to landlords, and in some cases attending the immigration portal with you or your landlord to file correctly. Fee: ฿500–฿1,500 depending on complexity.

DTV application assistance

We help prepare DTV application documents for submission at Thai consulates or the e-visa portal. Service includes: document checklist preparation, income/savings evidence review, application form review, and guidance on consulate-specific requirements. We do not submit applications on your behalf (consulates require personal attendance or direct e-visa submission) but we ensure your pack is complete before you attend. Fee: ฿2,000–฿3,500.

LTR and Smart Visa coordination

For LTR and Smart Visa applications, we coordinate with our Bangkok-based immigration lawyer partners who handle the BOI portal process, endorsement documentation, and immigration stamp procedures. Fee for coordination service: ฿5,000–฿15,000 depending on visa category and application complexity; legal fees are separate and agreed directly with the partner law firm.

We refer to: immigration lawyers, property lawyers, Thai tax advisers, insurance brokers (health and property), and estate planning/will-writing lawyers. Referrals are made based on our assessment of the best match for your situation — not on commission arrangements. All referrals are to professionals we have personally worked with on client matters.
