Pattaya vs Phuket — two beach cities, very different long-stay realities
Pattaya and Phuket are the two most internationally recognised beach destinations in Thailand, yet their long-stay expat profiles have diverged significantly. Phuket has become increasingly tourism-dominated, with rents and costs that rival Bangkok, while Pattaya has retained a more stable long-stay infrastructure. Both have international airports (Pattaya via U-Tapao and Bangkok airports; Phuket via Phuket International), both have large Russian-speaking communities, and both have significant condo ownership markets. But the practical daily experience of living long-stay in each city is substantially different.

Expat community stability
Pattaya's expat community has strong long-stay continuity. Residents in Jomtien, Pratumnak, and Wongamat measure their stays in years or decades, with established clubs, property ownership, and social networks. The community includes substantial numbers of British, German, Scandinavian, Australian, and Russian nationals who have settled for retirement or remote work. Community organisations — golf clubs, rugby clubs, hash runs, expat associations — are long-established. Phuket's expat community is larger in absolute size but includes a higher proportion of shorter-stay tourism workers, seasonal residents, and property speculators. The more transient character of Phuket's beach areas (Patong especially) creates a different community feel from Pattaya's Jomtien.
Beach quality and access
Phuket's beaches — Kata, Karon, Kamala, Surin, Naiharn — are generally considered more naturally beautiful than Pattaya's Jomtien or Wongamat beaches, with clearer water and better Andaman sea scenery. If pure beach aesthetics are the priority, Phuket wins. However, Jomtien Beach is 6km of walkable, cyclist-friendly shoreline well-suited for daily exercise and beach lifestyle. Wongamat's beach is quieter and cleaner than Central Pattaya's main beach. For the practical reality of a long-stay resident using the beach regularly rather than just photographing it, Pattaya's beaches are entirely adequate and the proximity to Jomtien's calm, non-touristy atmosphere compares well with Phuket's increasingly crowded popular beaches.
Property ownership
Both cities allow foreign condo ownership under the 49% foreign freehold quota. Pattaya's condo market offers significant choice at lower price points: quality units in Pratumnak or Jomtien can be purchased for ฿1.5–฿4 million in the ฿50,000–฿80,000/sqm range. Phuket's Kata, Surin, and Bangtao condos typically start at ฿2.5–฿5 million for comparable quality, with premium developments in Laguna and Layan reaching ฿150,000+/sqm. For the retiree or remote worker buying as a long-stay residence rather than an investment, Pattaya's condo market offers considerably better value per baht.
Immigration office experience
Phuket Immigration in Phuket City handles the island's extensions. Pattaya residents use Jomtien Immigration in Chonburi. Both process standard Non-O and DTV extensions. Jomtien is well-regarded for straightforward processing of Pattaya-based applications; Phuket Immigration handles the island's high volume of tourism-to-long-stay transitions and can have heavier queues during peak tourist season. Neither office is definitively better — local knowledge of queue patterns matters more than which city you are in.
Distance from Bangkok
Pattaya is 130–150km from Bangkok — a 90-minute to 2-hour drive by motorway, with frequent bus and minivan services and U-Tapao Airport (30 minutes) for regional flights. Suvarnabhumi is 90 minutes. Phuket is 850km from Bangkok — an 80-minute flight or 12-hour drive. For any Pattaya resident needing to access Bangkok's hospitals, government services, or international hub airport regularly, proximity is a major lifestyle advantage over Phuket.
Who should choose each city
Choose Pattaya if budget efficiency matters, you value Bangkok proximity, you want a settled long-stay expat community, you prefer the Gulf coast, or you plan to purchase property as a long-term residence at reasonable price points. Pattaya suits retirees, remote workers, and couples who want a community-oriented beach lifestyle without the premium of Phuket.
Choose Phuket if you prioritise exceptional natural scenery and Andaman beaches, your income significantly exceeds average expat budgets, you want international school options for children (Phuket has more established international schools than Pattaya), or you are attracted to Phuket's growing luxury villa market. Phuket is a better fit for high-income families or individuals for whom cost is secondary to environment.
